For those doing direct-to-seller residential marketing, here is an excellent source to find motivated leads.
Go to Google and type in “open request form” or contact your county to get this list. In the sheriff list look at open request for recently incarcerated.

Search pages to see description and have a virtual VA pull all data into an excel sheet export that include words of motivation like; bail bond, judgement, incarcerated, landlord, tenant, eviction, etc. If you do not have a VA, use Fiverr.com and type in ”data scape” or “web page crawl” and hire someone to assist you.
In addition, here are distressed lists you may wish to include in your search for motivated sellers:
Property Tax Delinquent Owner Occupant (County)
Property Tax Delinquent Absentee (County)
Property Tax Delinquent Vacant Lots (County)
Absentee + Vacant Houses (DealMachine)
Owner Occupied + Vacant, skip trace the list and mail to the updated address (Deal Machine + Need to Skip)
Recent Large Credit Score Drop (Citracado)
Pre-foreclosure last 12 months (PropStream)
Tax/HOA Liens (PropStream)
Code Violations (City, depending on jurisdiction)
Estate Ownership (PropStream)
