How to Find Cash Buyers for Real Estate Wholesaling

October 19, 2026 | 6 Minute Read

One of the most effective ways to grow a real estate wholesaling business is to find cash buyers before they purchase their first investment property. A few reliable buyers can significantly change your business by helping you move quickly, sell properties before the inspection period expires, and maintain stronger profit margins.

1. My Strategy for Finding Cash Buyers

Today’s market presents challenges for wholesalers. Even when a deal offers an attractive return, buyers often make low offers because they have more negotiating power, fewer competing buyers are actively purchasing, and many investors are concerned about market uncertainty.

I have found that even in relatively strong local markets, national real estate trends influence buyer behavior. Established cash buyers are also frequently contacted by multiple wholesalers shortly after completing a purchase. As a result, they gain access to competing deals and can pressure wholesalers to lower their prices.

My goal is to identify and develop new buyers before they become established investors with multiple wholesalers competing for their attention. I accomplish this by finding people who want to invest in real estate but lack the financing or experience to get started.

2. My First Step: Secure Financing

I start by identifying private money lenders and hard money lenders who can finance investment properties. Ideally, I want lenders who can cover 90% of the purchase price and 100% of the rehabilitation costs.

Many potential investors have the ambition to buy and renovate houses but lack the money or experience to do so. By connecting them with financing, I remove one of their biggest barriers to entry and create potential buyers for my wholesale deals.

How I Find Private and Hard Money Lenders

I use several methods to identify lenders in my market:

  • Facebook posts: I post in local real estate investment groups and on my personal Facebook page to ask for lender recommendations.

  • Facebook group searches: I search local real estate investment groups for posts mentioning private money lenders and hard money lenders.

  • Investor referrals: I contact experienced investors who complete multiple deals each month and ask which lenders they use.

  • Direct outreach: I contact potential lenders and ask about their lending criteria, financing limits, interest rates, fees, and ideal borrowers.

I evaluate lenders based on whether they finance the entire purchase and rehabilitation, the loan amounts they offer, their terms, and the types of investors they prefer to work with.

Once I identify reliable lenders, I can use those relationships to attract people who want to complete fix-and-flip projects but need financing.

3. How I Attract New Buyers Through Facebook

After establishing a relationship with a lender, I use Facebook to attract potential investors by advertising the opportunity to complete a fix-and-flip project without using their own cash, provided the lender’s terms allow it.

I create a compelling post that describes an available wholesale deal, identifies the potential profit, and explains that financing may be available.

For example, I might advertise a property with an estimated $32,000 profit opportunity and explain that I have a lender who may finance the purchase and rehabilitation.

The key is to offer a specific opportunity rather than simply asking whether someone wants to invest in real estate.

I also recognize that people responding to my post may already have properties they want to purchase but lack financing. I can decide whether to share my lender contacts for free or broker the deal.

When I introduce a lender to another investor, I consider protecting my role through a written agreement. If I intend to receive compensation for future transactions, I establish the arrangement clearly.

4. My Strategy for Turning Contractors Into Investors

One of my preferred strategies is to turn contractors into real estate investors.

Contractors are attractive potential buyers because they already understand construction, rehabilitation, materials, and labor. Many have considered investing in properties but have never had sufficient capital to purchase and renovate a house.

Financing can help bridge that gap.

I have found that contractors may be able to pay more for a property than traditional investors because they can perform or manage rehabilitation work efficiently. They may also calculate renovation costs differently when they perform the work themselves rather than paying another contractor.

However, I still evaluate each contractor’s estimates and the property’s actual numbers. Not every contractor is an experienced investor or a reliable estimator.

How I Find Contractors

I use several methods to build a list of potential buyers:

  • Search local Facebook groups and community pages.

  • Ask for contractor recommendations through my personal network.

  • Contact general contractors, roofers, carpenters, siding and window installers, HVAC technicians, plumbers, electricians, concrete contractors, landscapers, and foundation repair specialists.

  • Request public lists of licensed contractors from city governments when available.

  • Search online directories and local search results.

  • Identify contractors visiting building supply stores and develop professional relationships with them.

My preference is to make phone calls rather than rely on email. In my experience, contractors are often busy working on job sites and are more likely to respond to direct calls.

What I Expect From Contractor Calls

My outreach typically produces one of five outcomes:

  1. The contractor is too busy to take on an investment project.

  2. The contractor wants to inspect the property and makes an offer, which I can negotiate.

  3. The contractor has sufficient funds to buy the property but does not need my financing.

  4. The contractor likes both the property and the financing and becomes the buyer.

  5. The contractor introduces me to an investor they already work with.

Even when a contractor does not purchase the property, the conversation can connect me with another potential buyer.

5. My Daily Outreach Commitment

I believe consistent outreach is more important than complicated marketing strategies.

I aim to make three or four calls per day to potential contractor-buyers. Most conversations take less than five minutes, so this process can fit into approximately 30 minutes of my daily schedule.

Over 90 days, three or four calls per day can generate a substantial number of conversations and help me establish a stronger buyer network.

I can also increase my outreach volume when I want to accelerate the process.

My focus is on making the calls, following up, recording contacts, and building relationships. I do not need to contact everyone at once, but I do need to be consistent.

6. How I Structure Partnerships With Investors

I can also create opportunities by connecting investors who have deals with lenders who can fund them.

For example, if someone has a property but lacks financing, I may offer to provide access to funding and partner on the transaction.

This arrangement allows me to participate in a transaction without necessarily supplying the property or funding the entire project myself.

I establish the terms before moving forward and use an appropriate written agreement. If I introduce a lender and expect compensation when that lender is used for future deals, I address that expectation in advance.

I also consider helping other wholesalers sell properties they are struggling to move. Disposition can be an attractive business opportunity for someone who is better at finding buyers than acquiring deals.

When I pursue a disposition partnership, I explain my role and compensation clearly. I do not represent myself as the buyer if I am actually connecting the wholesaler with an end buyer.

Transparency helps establish trust and prevents misunderstandings about who is involved in the transaction.

7. My Strategy for Finding Wholesale Deals

Building a buyer network is only one part of the business. I also need a consistent supply of properties to sell.

I find wholesalers through local Facebook groups and direct outreach. I ask them to send me their available deals and evaluate the numbers independently.

I never assume that a wholesaler’s asking price is the correct purchase price.

For example, if a wholesaler asks $200,000 for a property but my analysis indicates that I need to purchase it for $150,000, I make an offer at a price that works for my business.

I expect negotiations and do not assume that the asking price is final. If the seller or wholesaler rejects my offer, I move on to the next opportunity or continue negotiating when appropriate.

I also recognize that some wholesale deals are overpriced or do not provide enough profit margin. My responsibility is to evaluate each opportunity and make offers based on the numbers.

When working with wholesalers, I prioritize transparency. If I am helping sell a property rather than buying it myself, I explain my role and agree on compensation before proceeding.

8. My Overall Business Model

My strategy combines four core activities:

  1. Secure financing: Build relationships with private and hard money lenders who can fund investment properties.

  2. Develop new buyers: Find contractors and aspiring investors who have the skills or ambition to invest but lack capital.

  3. Build a deal pipeline: Establish relationships with wholesalers and consistently evaluate properties that meet my investment criteria.

  4. Connect deals with buyers: Match suitable properties with qualified buyers and structure transparent transactions.

I can also earn revenue by helping other wholesalers dispose of properties, introducing investors to lenders, or partnering on deals when the arrangement makes financial sense.

As my buyer network grows, I may need to increase my acquisition efforts to maintain an adequate supply of properties. I can source deals through my own marketing, direct relationships with wholesalers, and partnerships with other investors.

9. My Key Takeaway

I believe the opportunity lies in developing buyers before they become established cash investors.

Rather than competing exclusively for the attention of experienced investors who already receive deals from multiple wholesalers, I can identify people who want to invest but need financing, a suitable property, or an introduction to the right resources.

Contractors are an especially promising group because they already understand the work required to renovate properties. By connecting them with financing and attractive deals, I can create new buyers while expanding my own business.

My immediate priority is to identify lenders, build a list of contractors, contact three or four potential buyers each day, and develop relationships with wholesalers who can supply suitable properties.

My objective is to build a repeatable system that connects financing, new buyers, and profitable real estate deals.
