How I Shut Down an Airbnb Party

November 2, 2026 | 5 Minute Read

Every short-term rental (STR) operator’s worst nightmare is having a guest book a property only to turn it into a party house. No matter how many precautions you take, there will always be a few guests who think they can throw a party without the host finding out.

After nearly five years of hosting thousands of guests, we’ve experienced a total of four unauthorized parties. In the beginning, I had no idea how to handle them. But experience teaches you a few things. Eventually, you develop a strategy to protect your property, keep your neighbors safe, and hold irresponsible guests accountable.

Unfortunately, this past weekend, it happened again.

The Magic City Classic: Opportunity and Risk for STR Hosts

Here in Birmingham, we just hosted the Magic City Classic, the annual football rivalry between Alabama A&M University Bulldogs and Alabama State University Hornets. Played at Legion Field, it is the largest and most famous black football rivalry game in the country.

The Classic is much more than a football game. It’s a week-long cultural event that generates more than $20 million in local economic activity and attracts upwards of 100,000 fans, alumni, and visitors.

For local STR operators, it’s an excellent opportunity to fill vacancies and generate additional revenue. With dynamic pricing activated, nightly rates can easily double during the weekend.

However, there is another side to the equation. Many of the people looking to book short-term rentals are high school and college-age guests. While most are perfectly respectable and simply need a place to stay for the game, I consider this demographic a higher-risk booking when it comes to unauthorized parties.

That doesn’t mean I automatically reject younger guests. It means I pay closer attention to certain warning signs.

Our Minimum Stay Requirements

One of the ways we reduce party risks is by establishing minimum booking requirements.

We absolutely do not allow one-night weekend bookings. Friday and Saturday reservations require a minimum two-night stay. For certain holidays and high-demand dates, including July 4th, Christmas Eve, and New Year’s Eve, we require a three-night minimum.

Why?

Higher booking costs create a financial barrier for someone who might otherwise want to rent a house for a few hours to throw a party. Someone paying for two or three nights has more money invested in the reservation and potentially more to lose by violating our house rules.

It’s not foolproof, but it’s one more layer of protection.

The Warning Signs

This past weekend, I welcomed a guest named Terrica at one of our properties, The Bungalow. She booked the property Friday through Sunday and paid $617.84.

She arrived at approximately 6:35 p.m.

We have exterior Ring cameras positioned at both ends of the front of our properties. They are motion-activated, connected to Wi-Fi, and accessible remotely through the Ring app.

I monitor arrivals for several reasons:

  • To make sure guests can access the property using their assigned door code.

  • To identify unapproved pets.

  • To observe how many people arrive.

  • To identify unusual activity that might indicate an unauthorized gathering.

One thing immediately caught my attention in the video. Notice anything unusual?

Nobody appeared to have any luggage. Not a suitcase, but just a bag, or anything else suggesting they were staying for the weekend.

That doesn’t automatically mean someone is planning a party. However, guests arriving without luggage can sometimes indicate they are local and may have other intentions for booking the property.

It’s a potential warning sign, so I make a mental note and pay closer attention.

How the Party Started

At approximately 8:00 p.m., I checked the cameras again and noticed seven people standing outside the front door.

My concern increased, but I wasn’t ready to jump to conclusions. During Magic City Classic weekend, it’s not unusual for guests to invite a few friends over. Most of our guests are respectful and will send me a message through the booking platform asking for permission before inviting additional visitors.

Terrica hadn’t contacted me.

Still, I wanted to give her the benefit of the doubt. I continued monitoring the cameras approximately every 15 minutes.

At 8:15 p.m., additional people began arriving. Most appeared to be teenagers or young adults.

My concern was now much greater.

By 8:30 p.m., I noticed something that confirmed my suspicions. A young woman was standing near the entrance while several people had their phones out. It appeared she was collecting money from people to enter the property. This was Terrica’s way of recouping as much of the $617.84 payment for a 2-night stay.

This was no longer a few friends visiting a guest.

Someone was operating an unauthorized party out of my rental property and charging admission.

It was time to shut it down.

Shutting Down an Unauthorized Party

Over the years, I’ve developed a process for handling these situations. The key is documenting everything, involving the booking platform, and getting the appropriate authorities involved when necessary.

1. Contact the guest immediately.

I sent Terrica a message through the Airbnb app advising her that she was violating our house rules.

Our rules clearly state:

  • No more than eight occupants.

  • No parties or unauthorized gatherings.

  • No smoking.

She did not respond.

2. Contact Airbnb support.

Next, I contacted Airbnb and provided photographs and video documenting what was happening.

Airbnb representatives then attempted to contact the guest directly while I remained on the phone with support.

Again, there was no response.

Although Airbnb, VRBO, and Booking.com have policies addressing property damage and guest misconduct, don’t assume the booking platform will physically intervene or guarantee that a party will be stopped. They will not. The host still needs to take appropriate steps to protect the property.

3. Contact local law enforcement.

My next call was to the Jefferson County Sheriffs Department. I explained the situation and requested that an officer meet me at the property.

I wasn’t interested in confronting a large group of teenagers by myself. I wanted the situation documented and handled safely.

Confronting the Party Guests

I drove to The Bungalow, arrived at 9:15pm and parked directly in front of the house. I kept my vehicle lights on and remained inside.

Eventually, several of the partygoers approached my vehicle. Apparently, they thought I might be another friend arriving for the party.

They asked who I was.

I told them:

“I’m the owner and host of this property. You’re having a party in violation of our house rules. The booking is being terminated, the police have been called, and I’m waiting for them to arrive. You need to leave the property. If you do not, you will be arrested for trespassing”

I wanted them to understand that I knew what was happening and that the owner was now physically present.

There is an important legal distinction here. Whether a property owner or police officer can legally require short-term rental guests to leave immediately depends on the circumstances, local law, the nature of the occupancy, and whether criminal activity is occurring.

A violation of Airbnb house rules does not automatically give police the authority to remove paying guests. Depending on the circumstances, they may consider it a civil matter rather than a criminal one.

In other words, I wasn’t relying on the police to physically remove everyone. I wanted their presence to discourage further activity and help document the incident.

It worked.

Once word spread that the owner had arrived and the police were on their way, the party started breaking up. Within approximately 10 minutes, people were gathering their belongings, running to their vehicles, and leaving.

The Police Arrive

I made a point of not entering the property while the gathering was still underway. I waited for the police officer to arrive.

When he showed up, his first comment was that it was a civil matter and there wasn’t much he could do.

I explained that everyone had already left and that I simply needed to re-enter the property to inspect it.

Here I am walking into the property with the police officer.

He told me I had handled the situation appropriately. By making my presence known and notifying the guests that police were on their way, I had accomplished what I needed to do: get everyone out safely before the situation escalated.

He also reinforced an important point. Had the guests refused to leave, the police might not have been able to remove them simply because they violated the property’s house rules.

The practical lesson? Don’t assume calling the police automatically solves an unauthorized party situation. Understand the distinction between a contractual violation and a criminal offense.

Inspecting the Property

Fortunately, the damage wasn’t nearly as bad as it could have been.

When we walked inside, we found pizza boxes, drinks, and miscellaneous garbage. Some furniture had been moved, but there was no apparent property damage.

Had the party continued all night, the outcome could have been considerably worse.

Here I am with my wife, Gina, cleaning up the property.

Once we removed the garbage, we took several additional precautions:

  • Left the exterior and interior lights on.

  • Checked that all doors and windows were secured.

  • Disabled the guest’s access code.

  • Continued monitoring the exterior cameras.

We were out the door i 15 minutes and fortunately, none of the partygoers returned after we left.

Best Practices

Unauthorized parties are one of the biggest risks associated with short-term rentals. You cannot eliminate the possibility entirely, but you can significantly reduce the risk with a few practical safeguards.

Here are my recommendations based on nearly five years of hosting thousands of guests:

1. Establish clear house rules. Specify maximum occupancy, visitor restrictions, quiet hours, smoking policies, and a strict no-party policy. Make sure guests acknowledge these rules before arrival.

2. Set minimum stay requirements. Consider two-night minimums for weekends and longer minimums for major holidays and special events. This can discourage people looking to rent a property for a few hours.

3. Install exterior motion activated security cameras. Cameras at entrances allow you to monitor arrivals, identify unusual activity, and document potential violations. Disclose cameras properly and never install them in private interior spaces.

4. Monitor guest arrivals. Pay attention to the number of people arriving, unusual activity, and other potential warning signs. Remember that no luggage or additional visitors alone does not establish misconduct. Look for patterns.

5. Document everything. Save photographs, video, timestamps, and all communications with the guest and booking platform. Good documentation is essential when disputing charges or reporting violations.

6. Contact the booking platform immediately. Report the violation through the platform’s official messaging and support channels. Don’t wait until the following morning.

7. Know your local laws. Understand the difference between a house-rule violation, trespassing, and criminal activity. Don’t assume police can automatically remove a registered guest.

8. Never put yourself in danger. Don’t physically confront partygoers, enter a property while a large unauthorized gathering is underway, or attempt to remove people yourself. Let law enforcement handle situations involving threats, violence, or other criminal activity.

9. Secure the property afterward. Once everyone has left, inspect the house, document its condition, clean up, secure all entrances, and disable access codes when appropriate.

My biggest takeaway is that prevention, monitoring, and a well-defined response plan are far more effective than trying to deal with the damage after a party is over. Security cameras, minimum-stay requirements, clear house rules, and immediate communication with guests and booking platforms are all inexpensive safeguards compared to the potential cost of a damaged property. Most importantly, have a plan before something happens. When you’re dealing with an unauthorized party, you need to remain calm, document the violations, protect your property, and never put your personal safety at risk.
