There are dozens of keyword combinations you could use to find these types of properties. That’s why I created a master keyword list—a five-page list compiled from analyzing thousands of distressed listings. I’ve grouped them into nine categories based on seller/agent intent:
Investor Appeal – Words like: handyman, fixer-upper, investor special.
Disclosure of Issues – Phrases like: seller to make no repairs, as-is where-is.
Downplay Issues – Euphemisms like: TLC, diamond in the rough, hidden gem.
Major Issues Disclosed – Words like: condemned, fire damage, foundation issues.
Won’t Pass Financing – Phrases like: cash only, no FHA.
Motivated Seller Language – Examples: must sell, bring all offers, priced to sell.
Distress Situations – Words like: foreclosure, bank-owned, probate, estate sale.
Creative Financing Options – Terms like: rent to own, owner financing.
Buy & Hold Investor Terms – Examples: tenant occupied, cash flow, rent ready.
